The real estate market is changing faster than ever before — and the future of the sector is no longer determined solely by location and capital. Increasingly important factors include geopolitics, the energy transition, technology, demographics, and the resilience of cities and investments to rapidly changing economic and social conditions.
During the event organized by ULI Poland/Czech Republic at the site of our Łódź investment, Strefa PROGRESS, one of the most inspiring presentations was delivered by Marcin Michalec, who highlighted how crucial strategic and long-term thinking has become in the development of cities, investments, and spaces designed to meet the needs of future generations.
It was particularly valuable to emphasize that modern development can no longer be merely a response to current market demand.
Increasing importance is being placed on: • residents’ quality of life • creating multifunctional and integrated spaces • revitalization of urban areas • environmental responsibility • building local communities • and designing cities resilient to future challenges.
This approach perfectly aligns with the transformation of Łódź — a city with enormous potential, a strong academic foundation, and a unique post-industrial identity. Despite its shrinking population, Łódź is currently undergoing profound restructuring and is becoming one of the most compelling examples of urban transformation in Poland.
Former industrial areas are gaining a new lease on life and becoming places that combine residential, business, social, and cultural functions. Projects like these demonstrate that real estate can genuinely influence the way we live, work, and build relationships.
Another very important topic of discussion was the future of housing and demographic changes, including the development of the senior housing segment — still one of the most underserved areas of the residential market in Poland.
As OKAM, we want to actively respond to the needs of a changing society, which is why we are developing Łódź’s first modern senior living project in Poland — PRESTIA — based on the idea of multigenerational living, integration, and quality of life. We believe that the future of housing is not just about buildings, but above all about communities, relationships, and spaces created with people in mind — at every stage of life.
The presentation by Marcin Michalec was not only a valuable source of knowledge and practical insights, but also an inspiration for further discussion on how to responsibly develop cities and investments in times of uncertainty and global change.
